Hyderabad: Employment and Supply Are Meeting in the Same Place

Hyderabad recorded 12,970 housing sales in Q3, up from 11,305 a year earlier — a 15% increase, the strongest growth among the seven markets in ANAROCK’s comparison.

The city’s appeal cannot be reduced to one factor.

Hyderabad has spent years building a large employment ecosystem around technology, pharmaceuticals, financial services and global companies. Its western corridor — including areas around Gachibowli and the Financial District — has developed into an important office and residential growth zone.

Housing supply has followed employment.

ANAROCK data show approximately 18,950 new homes launched in Hyderabad in Q3, up dramatically from the previous year. The city therefore combines rising demand with unusually strong new supply.

That distinction matters.

A city can have rising sales because buyers are rushing into a shortage. Hyderabad’s current story is different: developers are simultaneously expanding the available choice.

That can be a strength — provided infrastructure, employment and household incomes continue to keep pace with construction.

The supplied claim that Hyderabad’s performance is simply the result of “liberal FSI norms” is more difficult to establish from the sources reviewed. I could not independently verify that this single planning factor explains the Q3 sales increase, so it should not be presented as established fact.

The more defensible conclusion is broader: Hyderabad is benefiting from a combination of employment-linked demand, expanding residential supply and continued development of its western growth corridors.


Mumbai: The Expensive Market That Refuses to Behave Like One

Mumbai presents a different puzzle.

It remains one of India’s most expensive housing markets, yet the Mumbai Metropolitan Region recorded 31,750 sales in Q3 2026, up 5% from 30,260 a year earlier. MMR alone accounted for almost one-third of sales across the seven major markets.

Why does an expensive market continue to move substantial volumes?

Because “Mumbai housing” is no longer synonymous with a single geography.

The metropolitan market stretches across Mumbai, Thane, Navi Mumbai and surrounding growth corridors, with very different price points, housing formats and employment catchments.

Infrastructure is helping reshape those relationships.

The Mumbai Trans Harbour Link, Navi Mumbai International Airport, Coastal Road, Metro expansion and other connectivity projects are changing perceptions of distance across the metropolitan region. Recent reporting has linked infrastructure improvements with changing residential demand and rising property values in several Mumbai and MMR neighbourhoods.

But there is an important caveat.

Infrastructure does not automatically make Mumbai affordable.

Instead, it can expand the geography within which buyers are willing to search.

That is a subtle but important difference.

For a household priced out of central Mumbai, better connectivity can make Navi Mumbai, Thane or another peripheral location more practical. The infrastructure therefore does not necessarily reduce Mumbai’s housing costs; it can redistribute demand across a larger metropolitan area.

And the scale of new construction reflects that expansion: MMR accounted for about 37,500 new launches in Q3, the largest launch volume among the seven cities.


Bengaluru: The Employment Engine Is Still Working

There is one correction worth making to the original framing of this story.

Bengaluru should not be treated as a secondary player behind Hyderabad and Mumbai.

Its Q3 performance was stronger than both in percentage terms except Hyderabad: sales rose 12% to 16,670 units, compared with 14,835 in Q3 2025. MMR and Bengaluru together accounted for 48% of total sales across the seven markets.

The explanation is familiar but still powerful: employment.

Bengaluru’s technology, startup, global capability-centre and professional-services economy continues to create a large pool of relatively high-income potential buyers.

But the nature of demand appears to be changing.

Industry participants cited in the ANAROCK coverage describe buyers as increasingly focused on location, quality, amenities and developer credibility, suggesting that buyers are becoming more selective rather than simply buying whatever enters the market.

That is a sign of market maturity.

The Bengaluru buyer may still want a home, but increasingly wants the right home.


Pune: When Strong Demand Meets a More Selective Buyer

Pune is perhaps the clearest warning against calling every slowdown a crisis.

The city sold 15,690 new homes in Q3 2026, down 6% from 16,620 a year earlier.

Yet the market has not simply collapsed.

Local reporting indicates that buyers have become more selective about location, connectivity, project quality and long-term value. Developers have increasingly targeted homes in the ₹80 lakh–₹1.5 crore segment, while prices have remained relatively steady amid lower supply.

A falling transaction number can mean that people have stopped wanting homes. But it can also mean that buyers are taking longer to make decisions, rejecting poorly located projects or refusing to accept every price increase.

Pune’s Q3 numbers suggest elements of the second explanation.

The city had enjoyed strong housing demand during the previous cycle. As prices and expectations moved higher, the easy phase of expansion appears to have become harder.

The buyer now has questions.

How far is the project from my workplace?

Will the promised infrastructure actually arrive?

Is the developer reliable?

Does the price justify the location?

That is not necessarily a sick market.

It can be a more demanding market.


Delhi-NCR: Rising Prices, Softer Volumes

Delhi-NCR demonstrates another paradox.

Sales declined only marginally — 1% to 13,765 units in Q3 — but average residential prices rose 12% annually, reaching approximately ₹9,980 per sq ft, according to ANAROCK. That was the highest price appreciation among the seven cities.

Why?

ANAROCK points to higher land and construction costs and developers’ increasing focus on premium, luxury and ultra-luxury housing.

This creates a market in which the headline price can rise even when the number of transactions barely changes.

It also exposes the danger of measuring housing health solely through transaction value.

If a market sells fewer ordinary homes but more expensive homes, total sales value can remain resilient.

That does not mean the average salaried household has become more capable of buying property.

It may mean the opposite.

Delhi-NCR is therefore becoming a useful example of premiumisation — a market where developers increasingly compete for buyers with greater purchasing power.


The New Housing Market Is Also a New-Supply Story

The biggest surprise in the Q3 data may actually be supply.

Across the seven markets, developers launched 114,320 homes, up 18% year-on-year. MMR accounted for about 37,500 launches, Hyderabad 18,950, Pune 18,730 and Bengaluru 17,720. Together, those four markets represented approximately 81% of total new supply. ETRealty.com

Meanwhile, available inventory across the seven cities increased 12% year-on-year to about 6.31 lakh units.

That deserves attention.

If launches continue to exceed sales for long enough, today’s successful market can become tomorrow’s inventory problem.

At the same time, the price structure of new supply is shifting upward. Homes priced between ₹80 lakh and ₹1.5 crore represented 34% of Q3 launches, while the ₹1.5–2.5 crore segment accounted for another 24%.

This tells us something important about India’s urban housing economy.

Developers are not merely building more homes.

They are increasingly building more expensive homes.


What This Means for Homebuyers

For buyers, the national sales number is less useful than the local equation.

A homebuyer in Hyderabad faces a different market from a buyer in Pune. A family considering Navi Mumbai is not experiencing the same affordability equation as one searching in central Mumbai. A Bengaluru buyer may be balancing commute and employment against increasingly premium pricing, while an NCR buyer may be confronting a market where land and luxury development are pushing average prices upward.

The lesson is straightforward:

Do not buy a city. Buy a micro-market.

Employment location, commuting time, transport infrastructure, developer track record, project completion, inventory levels and actual household affordability matter more than a national housing headline.

For investors, the same warning applies.

A 15% rise in Hyderabad sales does not mean every Hyderabad neighbourhood will appreciate by 15%. A 6% decline in Pune does not mean every Pune project is struggling.

Real estate remains intensely local.


India Has Not Stopped Buying Homes — It Has Started Choosing More Carefully

The Q3 2026 numbers suggest that India’s housing market is entering a more discriminating phase.

The strongest cities are not simply those with the cheapest property. They are increasingly the places where employment, infrastructure, household purchasing power and new housing supply intersect.

Hyderabad has strong sales growth and rapidly expanding supply.

Mumbai has extraordinary scale and an increasingly connected metropolitan geography.

Bengaluru retains a powerful employment base and strong housing demand.

Pune shows what happens when buyers become more selective after a prolonged period of expansion.

Delhi-NCR demonstrates how prices can rise rapidly as developers move towards premium housing even while sales volumes remain broadly flat.

And the wider national picture contains one final warning: new supply is growing faster than sales.

That may be healthy while demand remains deep. It becomes a problem if affordability deteriorates faster than household incomes.

The Indian housing market, therefore, is not really splitting into “cities that are booming” and “cities that are slowing.”

It is splitting into markets where the price, location and product match what buyers can justify — and markets where they do not.

That is a much more useful way to understand India’s next real-estate cycle.
